The East Brunswick Community Housing Corporation (EBCHC) is a private non-profit corporation whose purpose is to provide affordable housing for low-and very low-income households who would otherwise not be able to secure decent housing in East Brunswick, New Jersey.

EBCHC organized in the late 1970's to assist the Township of East Brunswick in the redevelopment of a blighted property, Victory Garden Apartments. Having been declared blighted by the East Brunswick Planning Board and condemned by the East Brunswick Township Council, the property, consisting of 12 garden apartments units on a .75 acre parcel, was leased to EBCHC. The Corporation was responsible for substantially rehabilitating the structures, landscaping the property and managing the property. Unit-based Section 8 Rental Assistance was secured for all 12 units. Rehabilitation was completed in 1981 and EBCHC has had full responsibility for management since then. This project continues to thrive and, with efficient management, operated at a steady profit.

In 1983, EBCHC was the recipient of a Private Sector Initiative Commendation awarded by the President of the United States for its community service.

In response to the lack of affordable housing for low-income senior citizens and the disabled, in 1985 EBCHC initiated an application to the US Department of HUD for funding under their Section 202/ Section 8 Program. N.J. D.C.A. Balanced Housing & Federal Community Development Block Grant Funds were also secured. This became a co-venture with National Church Residences, an experienced senior citizen housing provider, headquartered in Columbus, Ohio. With 79 units, Oak Creek Apartments opened for occupancy in February, 1992. National Church Residences manages the project and EBCHC serves as local board of advisors.

In 1995, the Corporation completed construction of four very low-income family units at Two River Road for which they are both developer and owner and provide ongoing management. Two River Toad consists of 2 3-bedroom units and 2 2-bedroom units.

In 1996 EBCHC was the first entity in New Jersey to produce affordable units through a "Buy-Down Program." In 1998, EBCHC's initiative in the "Buy-Down Program" earned it the Governor's Excellence in Housing Award for Suburban Initiative. Under EBCHC's "Buy-Down Program", existing market units are purchased. Grants and low interest rate mortgages are secured to bring the carrying costs down sufficiently to make them available at rents affordable to households at 40% of median income. (For example, rent and utilities for 2-bedroom units are currently $630 per month. This is affordable to households with incomes of $25,200 per year). In phases, East Brunswick Community Housing Corporation has purchased and leased 21 units in 9 condominium developments in East Brunswick.
